In an attempt to simplify things for Guests, who hail from all across the world, we have applied a service fee of $10 per bedroom per night plus 13% taxes. This helps eliminate any confusion for our guests, who come from a variety of cultures with different tipping customs.
The Guest is responsible for any damage to the Home or Premises or any furniture, fixtures, or furnishings of the home rented. Neither “Company” nor Homeowner shall be responsible for any damage to Guest’s personal property and belongings that are maintained on the Premises. The guest needs to notify the Management Office of any such damage. A quote would be made and if any such damages exceed the Security Deposit amount. Guests shall be responsible for prompt payment of any such excess damage. The company shall have the right to collect excess damages by billing the Guest’s credit card or billing the Guest directly. Minimum damages charge of $1000 for 1–2-bedroom homes and $1500 for 3+ bedroom homes will be charged for any unreported damages. A hold-equal minimum damage charge will be required upon check-in.
Smoking is not allowed at Home. We reserve the right to terminate any rental, without refund, if smoking occurs at any Home and charge an additional $500 fee as a penalty. Las Catalinas is a smoke-free town. Smoking is not allowed in Town. We reserve the right to terminate any rental, without refund, if smoking occurs in any area of Town, and charge an additional $500 fee as a penalty.
Guests will be required to sign an inventory checklist upon check-in and will be responsible for any Damages Fees or replacement fees for items damaged or missing upon check-out. The company is not responsible for providing any additional furnishings or appliances not presently in the Home. Guests may not remove any of the furniture or furnishings from the Home nor place interior furniture or furnishings on the porches or lawns where such furniture or furnishings would be subject to unusual wear and tear.
Complimentary late check-outs are based on availability and require confirmation from Central Team. When available: A late check-out fee of 50% nightly rate applies for both requested and non-requested check-outs between 10.00 am and up to 6.00 pm.
“Company” and/or Owner does not assume any liability for loss, damage, or injury to persons or their personal property, nor do we accept liability for any inconvenience arising from any temporary defects or stoppage in the supply of water, gas, electricity or plumbing. “Company” and/or Owner will also not accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other events beyond our control.
Guests hereby acknowledge that he/she is fully aware that the terraces, beach, pool, public sidewalks, and surrounding patio can be dangerous, that floors and stairs both inside and outside can be slippery when wet, and that injury is likely to occur to anyone who is not careful. With full knowledge of the above facts and warnings, the Guest accepts and assumes all risks involved in or related to the use of the terrace, beach, pool, public sidewalks, patio, stairways, and other indoor and outdoor areas. The guest acknowledges that the Home is a private residence currently owned by a third party. Guests agree not to enter or to force open any locked closets or rooms in the Home which are reserved by the Owner for his personal use. Since the Home is ruled by an HOA, the Guest agrees to abide by such rules and regulations, including but not limited to noise ordinances. Guest acknowledges that neither the Owner nor Company has any control over construction in the residential community and therefore is not liable for construction noise and activity.
In order to preserve the natural harmony of the environment and town, Guest shall behave in a way that respects the need for peace and quiet of their neighbors at all times. Similarly, the Guest recognizes that audible sounds from neighboring properties are inevitable and will respect neighbors' rights to normal play, conversation, music, etc. The hours between 10 pm and 7 am are designated as \"Quiet Hours\" in Las Catalinas. During these hours, amplified music or video that is audible outside of private houses is not allowed, conversations in exterior and/or public areas should be conducted in quiet voices, and in general, any activities that are loud or may reasonably intrude on neighbor's ability to enjoy a peaceful sleep are prohibited. We reserve the right to terminate any rental, without refund, for violation of the noise policy and quiet hours and charge an additional $500 fee as a penalty.
For Homes allowing Pets, there will be a $75 fee per stay for each pet. This fee will not apply to guide dogs or assistive dogs; management has a right to ask for validation identification. I agree to and understand the terms of Las Catalinas Pet Policy as follows: A Pet Fee of $75 is charged to my account upon arrival. A valid credit card number must remain on file at Central Desk. Housekeeping and Maintenance Service: I agree to make my home available for housekeeping and/or maintenance needs and will arrange to have my pet out of the home to accommodate this service. Pet must weigh less than 25 pounds Verification that vaccinations are completed and up to date is required as well as free of ticks and fleas. Pets left unattended in the villa/flat when Guest leave the property must be secured in a proper pet crate or carrier. Pets are not allowed to climb couches and beds; otherwise, Guest must be responsible for bringing their own blanket to protect the furniture. Pets must comply with local legislation and insurance liability requirements. Pets must be on a controlled leash at all times when not inside the house. Pets must not be walked through reception and the Beach Club. For Homes that Do NOT allow Pets, we reserve the right to terminate any rental, without refund, if pets are found on the premises and charge an additional $500 fee as a penalty.
In an effort to preserve and protect nature, Guests will comply with a no litter policy for all public and private areas in Las Catalinas. We reserve the right to terminate any rental, without refund, for violation of the Environmental Policy and charge an additional $500 fee as a penalty.
Upon booking, Guest will be registered as prospective real estate purchasers with Desarrollo Catalinas DCL Verde, Limitada, (DCL), a duly certified Brokerage Team intending to promote and sell properties in the Las Catalinas community.
